How do I file the NYC pied-à-terre tax exemption?
The exemption is filed online with the NYC Department of Finance at nyc.gov/npsurcharge, using the security PIN printed on your DOF notice, and it must be submitted by October 6, 2026. It is filed per unit, and you provide documentation showing the unit is a primary residence — for you, an immediate family member, or a tenant on a lease of 12 months or longer. If you'd rather not navigate the City's system, Conquest's specialists will confirm your eligibility, assemble the documents, and file it for you before the deadline.

How much does it cost to have you file for me?
One flat fee, set by how much work the filing takes: $1,000 for a standard US-based owner, family, or tenant case; $1,750 when the unit is held by an LLC, corporation, partnership, or trust; and $2,500 for owners living abroad, lost-notice/PIN retrieval, or multi-unit cases. Never hourly. A denial appeal is included in every tier.
What documents do I need to file the exemption?
It depends on who occupies the unit — owner, immediate family, or a 12-month tenant — and how it is owned. Entity- and trust-held units also require look-through ownership documents and majority-interest or sole-beneficiary affidavits. Our specialists assemble the precise paperwork DOF requires for your specific situation.
What if I lost my DOF notice or security PIN?
The exemption requires the security PIN printed on your DOF notice. If you've lost it, the City's documented channel to recover it is calling 311. Conquest can help you retrieve the code so a lost letter doesn't cost you the deadline — PIN retrieval is included in our International/Complex tier.
What is the deadline, and what happens if I miss it?
The filing deadline is October 6, 2026. If you miss it, your remaining recourse is an appeal to the NYC Tax Commission (Form TC107), generally due by March 1 — March 15 for certain property classes — in 2027. That is a separate, more involved process, so filing on time is far simpler and cheaper.
Can you file for a unit owned by an LLC or trust?
Yes — that's our Entity/Trust tier ($1,750). We prepare the look-through ownership documents and the majority-interest or sole-beneficiary affidavits DOF needs to process an exemption on an entity-held unit, which is where most self-filers get stuck.
I live abroad. Can you still file for me?
Yes. Our International/Complex tier ($2,500) is built for owners living outside the US: cross-border documentation, security-PIN retrieval, multi-unit situations, and concierge coordination across time zones so nothing stalls before the deadline.
What if my exemption is denied?
If DOF denies the claim, Conquest prepares and files the 30-day appeal response for you at no additional charge — it is included in every tier.
I actually live in the unit — do I still need to file?
If DOF has flagged your unit as non-primary but it is genuinely your primary residence, you still must file the exemption to have the surcharge removed — even though you will ultimately owe $0. Skipping it means the surcharge can be billed anyway, and then you're appealing instead of filing.
